Real estate wire fraud, explained plainly

The FBI treats real estate wire fraud as its own category of business email compromise. It is worth understanding properly, because the control that actually stops it is not software.

How it works

The pattern the FBI describes

  • Someone compromises the email of a party to the transaction
  • They read quietly and wait — they are patient
  • They act once the transaction reaches the point where funds begin changing hands
  • An email arrives that appears to come from the title company or the real estate company
  • It directs the funds to an account they control
  • Title companies, law firms, agents, buyers, and sellers have all reported it

No email filter reliably stops a fraud that succeeds by looking exactly like a legitimate email. That is the whole design of it. Anyone selling you a product that eliminates this risk is overselling, and we are not going to be that vendor.

The FBI's own guidance is to use a secondary channel to verify any request to change account information. That is a phone call, to a number you already had, made by a person in your office who has been told to make it. It is a process your brokerage follows, not software we install.

Our agents are never in the office. Does that work?

That's the normal case, not the exception. Secure remote access, cloud file storage, and softphones on their own devices mean the office is wherever the agent is. We set it up so working from a listing appointment doesn't leave a door open behind them.

What happens when an agent joins or leaves?

Both get handled as a process rather than a favor. New agents get accounts, email, phone, and access to what their role needs. Departing agents lose access the day they leave, across email, the shared drive, and the phone system, with a record that it happened.
